What a high-quality calling list really is

A good list isn’t big. A good list has: correct owner identity, valid channels, role clarity, and follow-up structure.

Step 1: Start with micro-lists

Start with 300–1,000 records in one pocket. It’s easier to personalize, easier to iterate, and faster to measure.

Step 2: Standardize your fields

Minimum fields: address, APN, asset type, owner/entity, mailing, ownership length, signals, phone(s), email(s), role, status, last touch, next step.

Step 3: Dedupe properly

Dedupe by APN/address and by owner entity + mailing. Keep multiple contacts if needed, but label roles clearly.

Step 4: Verify before scale

Verify emails to reduce bounces. Validate at least 1–2 phone numbers per record. Add confidence labels: Verified, Likely, Unknown.

Step 5: Role tagging

Day 12: Close-the-loop email
